AFTER-HOURS RATES (Evenings, Weekends, Holidays)
| Electrician (After-Hours) | $500 (2 hours incl.) | $130/hr after |
| Handyman (After-Hours) | $400 (2 hours incl.) | $85/hr after |
| Plumbing (After-Hours) | $525 (2 hours incl.) | $145/hr after |

MATERIALS & SUPPLIES
Small consumables included: Tape, connectors, anchors, screws, staples
Specialty/high-cost materials: Cost + 15% handling (pre-approved)
PAYMENT TERMS
Net 30 days from invoice date
Payment method: E-transfer, cheque, or ACH (no credit cards)
MULTI-SITE VOLUME DISCOUNTS
5–10 locations: 3% annual discount on base rates
10–25 locations: 5% annual discount on base rates
25+ locations: Contact for custom pricing
PREVENTIVE MAINTENANCE PROGRAMS
Customized per property — typical range:
Small location (1–5,000 sq ft): $200–$400/month
Medium location (5,000–15,000): $400–$800/month
Large location (15,000+ sq ft): $800–$1,500/month
ANNUAL RATE REVIEW
Rates subject to annual review (effective each February)
Maximum annual increase without approval: 5% or CPI (whichever is lower)
Notice of rate change: 30 days written notice
